SOLD OUT. Tall Tree Meadow is a small infill subdivision in Vancouver, WA. There are three spec homes just finished mid April. These homes are move-in ready. Three additional homes will be built at the site later in the summer. Tall Tree Meadow was built by local builder, Keel Construction. Tall Tree Meadow is really all about the location. Situated on a bluff overlooking Arnold Park, these homes offer modern convenience and features very close to Downtown Vancouver and just three minutes from the Interstate Bridge to Portland. From Downtown Vancouver take I-5 North and exit at SR-500 freeway Eastbound. The very first exit off SR-500 is St. Johns Road. Go left on St. Johns and at the top of the hill, turn left on 42nd Street. It is a few short block to Tall tree Meadow from there. It is difficult to find suburban style detached homes in so close to Downtown Vancouver. This is a location that offers quick access to all four major freeways in Vancouver. From Tall Tree Meadow you can dine in Downtown Vancouver or hang out at Esther Short Park in just a few minutes. Commuters to Downtown Portland can relax because that ride is only about eight miles long. Go the other direction and the Westfield Vancouver Mall is just as close as Downtown Vancouver, just a couple of exits down SR-500. PDX is only about 20 minutes away. This is just a sterling location and you;ll be hard pressed to find a home with a three car garage in this kind of close in neighborhood.
The first three homes are all 1634 square feet with three bedrooms upstairs including a spacious master suite. All three homes offer a large three car garage. They are each fitted with slab granite on all the counter top surfaces including all three bathrooms. The kitchens are outfitted with stainless steel appliances and all plywood construction cabinets. Check out any other builder in the area for homes under $300,000 and you will likely find kitchen cabinets that utilize particle board drawers and cheap slides. Keel homes cabinets have all plywood drawer boxes with dovetailed corners for enduring strength and quality. The drawers are equipped with soft close slides that keep children’s fingers safe and avoid slamming the drawers and damaging the contents inside. Soft close slides are often limited to much more expensive homes. These first three homes are priced at a very reasonable sum starting at just $274,900.
Keel Construction builds homes with the intention and having them still feel as tight and sturdy after 30 years as the day they were built. After all, most buyers take out a thirty year loan to buy a house so it just seems like the house ought to last as long as the loan. Industry standards require floor joists to be 19.2 inches apart. Keel puts them on 16 inch centers. Additionally the under floor and structure under the house is more solid than typical construction in this price range. You can jump up and down on the floor and there is no bounce or flex. I remember when my children were small they would sometimes get rambunctious and jump around in the house. My wife’s china would start rattling around in the dining room hutch. I was not fortunate enough to own a Keel Construction house 😦 You however have the opportunity 🙂 This kind of stout workmanship is expected in custom homes costing five or six hundred thousand dollars but is all but absent in the more modest price ranges. Tall Tree Meadow delivers perhaps not the largest house, but the best built-in the sub $300k price range.
Like all Washington State builders Keel homes offers a one year builder’s warranty. But Tall Tree Meadow takes that to another level. These homes will come with a 2-10 builders warranty. This extends the builder’s warranty to a full two years. Keel Construction will stand behind their product because they build the product to last a lifetime.
